Bespoke Window fixing and associated Pressed Cills Heads and Jambs

Canada Water in south-east London has undergone a major regeneration programme to support the capital’s growing housing demand. The redevelopment has delivered 3,000 new homes, 2 million square feet of sustainable workspace, a new high street for independent businesses and extensive public realm, transforming the area into a mixed-use neighbourhood close to Canary Wharf.

As part of the £215 million Canada Gardens development, Everglade Windows designed and manufactured more than 2,700 windows and doors alongside specialist curtain walling, covering approximately 5,000 square metres. The scheme includes 743 new build-to-rent homes, forming a key element of Quintain’s wider regeneration masterplan, delivered in partnership with main contractor Sisk.

The Challenge

The scale and density of the development created demanding technical requirements for window installation and façade detailing. Each apartment required a tailored solution to ensure accurate fit, long-term durability and compliance with high-rise performance standards. Fire and building safety regulations, programme efficiency and the need for reliable weatherproofing were critical considerations, particularly on buildings rising to 35 storeys.

In addition, the project needed to balance high-quality design with efficient construction, ensuring that bespoke elements could be delivered at scale without compromising performance or safety.

The Solution

Everglade Windows provided a comprehensive package of bespoke window fixing systems, pressed aluminium cills, heads and jambs, all manufactured from high-quality aluminium. Window fixing was selected to provide customised solutions for each apartment, ensuring a precise fit that could not be achieved with standard off-the-shelf products.

Pressed aluminium cills, heads and jambs were produced from flat aluminium sheets and installed throughout the development to form the window and door surrounds. These components deliver both structural support and effective weatherproofing, preventing water ingress and protecting surrounding brickwork and render from long-term damage. Aluminium’s resistance to rust, rot and warping ensures durability in exposed high-rise environments, while requiring minimal maintenance.

According to Jayesh Hirani, Director at Everglade Windows, involvement in the Canada Gardens development has been extremely rewarding, with the partnership between Quintain and Sisk continuing to grow as part of the wider regeneration scheme.

Sustainability

The use of aluminium window fixing systems and pressed components supports the long-term sustainability of the Canada Water development. Aluminium is lightweight, highly durable and fully recyclable, extending product life cycles and reducing the need for replacement.

The effective sealing created by the window fixing systems improves the thermal performance of each apartment, helping to minimise drafts and heat transfer. This reduces reliance on heating in winter and cooling in summer, lowering energy demand and contributing to reduced operational carbon emissions across the development.

The Outcome

The first phase of the Canada Gardens development includes a 35-storey building delivering 186 apartments ranging from studios to three-bedroom homes. The integration of bespoke window fixing and pressed aluminium components has ensured a consistent, high-quality finish across the façade while meeting the stringent safety and performance requirements of high-rise residential buildings.

The wider regeneration of Canada Water has created thousands of new homes, improved transport connectivity and established a new benchmark for quality in the borough. While challenges remain around housing affordability and the suitability of high-rise living for all demographics, the development marks a significant step in transforming the area into a vibrant, 24-hour neighbourhood where people can live, work and socialise.
